Huber Heights Gets Rehabarama for Eco-Friendly Homes!

Huber Heights is no doubt outside the city limits of Dayton, but you should know that Montgomery County is holding it close at heart this month. The Eco-Rehabarama is coming to fruition with the Dayton Home Builders Association and CountyCorp’s The Housing Source. There are ten outstanding homes to check out during this event beginning this Friday, and we were blessed with the opportunity to get a sneak peek at two of the works in progress.

About the Rehabarama Improvements

2012 Rehabarama Home

The Rehabarama is a big deal, and if you weren’t sure about it, I am here to tell you that it’s a great thing not only for the community (the decision to go with Huber Heights because it’s one of the communities that are suffering the most as a result of the economy), but also for the contractors who chose to participate. The down economy has been hard for those who are in the contracting business, and it has deterred families from seeking out building new homes because of the cost and obligation.

Some of these homes were given touches that you would normally only see in the dramatic Homearama shows. This is in fact the first time that this event has been noted as the "Eco-Rehabarama”, with only standard rehabilitation being the crux of this event.

Many of these homes have room additions, second stories added, and of course the emphasis of going green. The two homes we had the pleasure of going through offered up pleasant surprises around every corner.

Eco-Friendly Home by Custom Concepts

The first home we toured was rehabbed by Custom Concepts of Beavercreek. This home might be just less than 1200 square feet, but with the improvements this single family custom homebuilder made, it looked larger and it was breathtaking.

When we entered the home, we were immediately drawn to the open kitchen concept at the back of the home. The open plan featured a fantastic breakfast nook with passive solar light as it backed up to the backyard, a wider overhang, and privacy fence. The colors were inviting in a sage green, along with cabinetry and fixtures that were a beautiful contrast.

A double oven to the right created even more space, allowing for the lucky future homeowner to have all the space they need to entertain. Yes, we could see ourselves living in this home, and thinking how much we would have loved Custom Concepts to remodel our homes!

Outside of the passive solar light through the breakfast nook windows (Photo Left), the concrete countertops for the sink were a nice touch. The Earth tone of the concrete works well with almost any color, and it’s easy to shape the countertops however you wish. With a look similar to granite you can still show off, and without breaking the bank! The other cool feature? This builder used repurposed wood that was salvaged from the home of course, and used it to put a high standing wood countertop on top of the kitchen countertop, making it a great place for guests to sit and dine while on bar stools!

We then moved into the bathroom where we discovered the joy of not only beautiful tiling and fixtures, but the joy of a "sun tunnel”. This amazing feature brings in light as is stretches from the roof down to the ceiling in the bathroom. Even on this overcast day, the light was bright enough that you didn’t have to use the electricity to see in the bathroom!

The Master Bathroom was impressive with a special showerhead for lower water consumption, and of course the standing shower glass doors added to its beauty! With the windows in the Master Bedroom you will find that you get more passive solar light as you did in the breakfast nook, and with the creative painting there and in the smaller bedroom, this home will suit any small family unit! Be sure to stop by and see this beautiful home by Custom Concepts.

Eco-Friendly Home by Greater Dayton Construction Group

The second eco-friendly home we had the pleasure of visiting was rehabilitated by Greater Dayton Construction Group. The insights that we received from this builder were more focused on the concept of the Universal Design, meaning wider hallways and doorways that would be beneficial to anyone wanting a home that was built to be eco-friendly and human need friendly!

As we walked into this lovely home, we were once again drawn to a similar open concept in which the living room opened up to the kitchen and a breakfast nook area. The windows here also provided passive solar light as it backed up to the backyard and small patio area.

Another eco-friendly feature that grace this home is the "sun tunnel” or "sun tube” in the master bathroom, which use a series of mirrors to reflect light into a concentrated area to create the look of a standard can light.

Yet again, we had another great example in the Master Bathroom of what this can do to bring more light into the bathroom even on an overcast day, never needing to use the electricity.

Greater Dayton Construction Group - Rehabarama 2012

Another thing that Greater Dayton Construction Group pointed out to us is that all the homes in this area had little or no insulation prior to the improvements. They were merely brick homes built on fuzz board and the HVAC went through a slab so it wasn’t efficient at all. As you can imagine, these fixes alone were enough to reduce the dramatic heating and air conditioning bills that these families were stuck with.

Both of these homes also feature on demand hot water heaters so as to conserve the hot water usage throughout the home, and all appliances are Energy Star compliant in these homes as well. These features, along with the soothing natural lighting, will not only benefit homeowners with lower utility bills now, but also make them truly eco-friendly homes.
